Warranty Deed With Full Covenants-Individual or Corporation
THIS INDENTURE, made the 12th day of February, 2002

party of the first part, and
Christine Cullen Wissert, or her successors, as Trustee of the Edith Cullen Fenn Irrevocable Trust, residing at 1933
Stuyvesant Street, East Meadow, New York 11554
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the
second part, does hereby grant and release unto the party ofthe second part, the heirs or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
at Mattituck, Town of Southold, County of Suffolk and State of New York, known and designated as Lot No. 16
on a certain map of the Clerk of the County of Suffolk on September 8, 1965 as Map No. 4453, being more
particularly bounded and described as follows:
BEGINNING at a point on the southeasterly side of Azalea Road, said point being the division line between Lot
No. 15 and Lot No. 16 on the above mentioned map;
RUNNING THENCE South 42 degrees 56 minutes 00 seconds East 200.00 feet;
THENCE South 47 degrees 04 minutes 00 seconds West 150.00 feet to the northeasterly side of Cardinal Drive;
THENCE North 42 degrees 56 minutes 00 seconds West 150.00 feet along the northeasterly side of Cardinal Drive;
THENCE still along said northeasterly side of Cardinal Drive, along the arc of a circle having a radius of 50.00 feet
and bearing to the right, a distance of 78.54 feet to the southeasterly side of Azalea Road;
THENCE along the southeasterly side of Azalea Road, North 47 degrees 04 minutes 00 seconds East 100.00 feet
to the point or place of BEGINNING
INTENDED to be the same premises transferred to Edith Cullen Fenn and in the deed recorded in Reel I 0295 Page
507.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described
premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and
to said premises; TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns ofthe party ofthe second part forever, SUBJECT TO THE RESERV A nON OF THE LIFE ESTATE IN THE PARTY OF THE
FIRST PART HEREOF.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose
of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part
of the total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in fee simple, and has
good right to convey the same: that the party ofthe second part shall quietly enjoy the said premises; that the said premises are fTee fTom
incumbrances, except as aforesaid; that the party of the first part will execute or procure any further necessary assurance ofthe title to said
premises; and that said party of the first part will forever warrant the title to said premises to the party of the second part, and shall not
run with the land.
The word "party" shall be ~onstrued as if it read "parties" '\vhcnevi;r the ~ense of this indenture so requires.
