BARGAIN AND SALE DEED WITH COVENANTS AGAINST GRANTOR'S ACJ'S
THIS INDENTURE. made the 1 Sill day of Dc:c:cmber 2006. between
FREDERICK C. BOEJE and DOLORES S. DOm, his wife both residing at 18600 Main
Street. Mattituck, NY 119S2 (hereinafter referred to as "Grantor"), and

Bay Blvd., Mattituck, NY 119S2 (hereinafter referred to as "Grantee").
WITNESSETH. that Grantor. in consideration of Ten Dollars and other valuable
consideration. the receipt and sufficiency of which is hereby acknowledged. does hereby grant
and release unto Gmntee and the legal representatives. successors and assigns of Grantee forever.
The premises set forth herein at Schedule A attached hereto made apan hereof,
Said premises known as 18600 Main Road. Mattituck. N. Y. 1I9S2
District 1000, Section liS. Block 06, Lot 003.
Being the same premises as that described in deed in Liber 10386. page S97.
TOGETHER with 1111 right, title and interest, if any, of Grantor in and to any
streets and roads abuuing the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the
legal representatives, successors and assigns of Grantee forever.
AND the Gnmtor covenllDts that the Grantor has not done or suft'en:d anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
Grantor, in compliance with Section 13 of the Lien Law, covenants thlll Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement before: using any pan of the total of the &arm: for any other purpose.
