WITNESSETH, that the party of [he firs[ par[, inconsideration of ten dollars and other valuable consideration paid by
the party of [he second part, does hereby grant and release unto [he party of the second part, the heirs or successors and
assigns of [he party of [he second part forever,
ALL that certain plot, piece or parcel of land, with [he buildings and improvements thereon erected, situate, lying and
being i at Southold, in the Town of Southold, County of Suftolk and State of New York, bounded and
described as follows:
BEGINNING at a point on the northwesterly side of Middle Road (C.R. 48) said point being distant 832.77
feet southwesterly from the southeasterly end of a line connecting the southwesterly side of Kenney's Road
with the northwesterly side of Middle Road, said point also being where the southwesterly line of land of
Charnews intersects the said northwesterly side of Middle Road, and from said point of beginning;
RUNNING THENCE southwesterly along the northwesterly side of Middle Road on an arc of a curve
bearing to the right, whose radius is 2864.79 feet, a distance of 152.98 feet to land Aliano;
RUNNING THENCE North 54 degrees 09 minutes 10 seconds West along the northeasterly line of land of
Aliano and land of Mudd, 286.65 feet to land of S. D. Mudd;
RUNNING THENCE North 36 degrees 30 minutes 30 seconds East along the southeasterly line of land of
S. D. Mudd, 150.01 feet to land of Charnews;
RUNNING THENCE South 54 degrees 09 minutes 10 seconds East along the southwesterly line of
Charnews, 255.00 feet to the northwesterly side of Middle Road, the point or place of BEGINNING.
BEING the same premises described in the deed to the party of the first part herein by deed to the Grantor
dated 7/8/82, recorded in Liber 9211, page 197, on 7/14/82 in the office of the Clerk of Suffolk County.
TOGETHER with all right, title and interest, if any, of [he party of [he first par[, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of [he patty of the firs[ par[ in and [o said premises; TO HAVE AND TO HOLD the premises herein
granted unto [he party of the second part, the heirs or successors and assigns of [he party of the second part forever.
AND the party of the firs[ par[ covenants that the party of the first part has no[ done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND [he party of the first part, in compliance with Section 13 of [he Lien Law, covenants [ha[ the party of the
first part will receive the consideration for [his conveyance and will hold the right [o receive such consider-
ation as a [rust fund [o be applied first for the purpose of paying [he cost of [he improvement and will apply
the same firs[ to [he payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if i[ read "parties" whenever [he sense of this indenture so requires.
