DESCRIPTION
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon
erected, situate, lying and being in the Village of Mattituck, Town of Southold, Suffolk County,
New York, bounded and a described as follows:
BEGINNING at a point marked by a monument on the southerly side of Main Road (N.Y.S.
Route No. 25) distant westerly 200 feet from a point marking the extreme northerly end of a
curve which connects the southerly side of Main Road and the westerly side of Cardinal Drive,
said point of beginning being the point where the westerly line of land as shown on Mattituck
Estates, Inc. subdivision intersects said southerly side of Main Road;
RUNNING THENCE along said westerly line of said land as shown on said Mattituck Estates,
Inc. subdivision the following two (2) courses and distances:
(I) South 3 degrees 30 minutes 40 seconds West 134 feet; and (2) South 6 degrees 37 minutes 10
s,econds West 66.36 feet to land now or formerly of John Miska;
THENCE along said land South 89 degrees 00 minutes 40 seconds West 146.50 feet to land ofE.
