This Indenture, made the nnd day of May, Two Thousand and Six

ANTONE C. ADAMS and GEORGIA C. ADAMS. both residing at 17700 Main
Road. Manituck New York 11954
party of the first part. and
THE ANTONE C. ADAMS IRREVOCABLE TRUST, under agreement dated
May 22, 2006, A. Charles Adams, Jr.. residing at 17700 Main Road, Mattituck. New
York 119S4 and Gregory Alan Adams. residing at 208 Cumberland Trail, Milford.
Michigan 48381. as Trustees; and THE GEORGIA C. ADAMS IRREVOCABLE
TRUST, under agreement dated May 22. 2006, A. Chartes Adams. Jr., residing at
17700 Main Road. Mattituck. New York 11954 and Gregory Alan Adams. residing at
208 Cumbertand Trail, Milford. Michigan 48381, as Trustees; to each a 50% interest
in the premises:

WITNESSETH. that the pany of the first pan. in consideration of Ten Dollars and
other valuable consideration paid by the party of the second part. does hereby grant
and release unto the party of the second pan. the heirs or successors and assigns of
the party of the second pan forever.
ALL that cenain plot. piece or parcel of land, with buildings and improvements
thereon erected, situate. lying and being at Mattituck, Town of Southold. County of
Suffolk and State of New York. bounded and described as follows:

BEGINNING at a monument on the southerty side of the Mai!l Road at the northeast
comer of the premises herein described adjoining land of Ernest W. Jones on the east;
RUNNING THENCE along said land of Ernest W. Jones. South 3 degrees 58
minutes West. 160.0 feet to a monument:
RUNNING THENCE along other land of the pan of the first pan. North 87 degrees
40 minutes West. 99.92 feet to a monument:
RUNNI NG THENCE along other land of the party of the first pan. Nonh 3 degrees
58 minutes East, 155.0 feet to the southerty line of the Main Road:
RUNNING THENCE along the southerly line of the Main Road, Nonh 89 degrees
28 minutes East. 100.0 feet to the point or place of BEGINNING.
BEING AND INTENDED 1'0 BE the same premises conveyed to the Grantors by
Deed dated April 10. 1958 and recorded in the Suffolk County Oerk's Office on April
14.1958 in Uber4448 page 103.
Together with all right. tide and interest, if an~. of the party of the first pan in and to
any streets and roads abutting the above-descnbed premiliCs to the center lines thereof;
Together with the appunenances and all the estate and rights of the party of the first
pan in and to said premises:
To have and to hold the premises herein granted unto the pany of the second part, the
heirs or successors and assigns of the party of the second pan forever.
And the party of the first pan covenants that the party of the first pan has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever. exceplas aforesaid.
And the pany of the first flirt. in compliance with Section 13 of the Lien Law,
covenants that the pany 0 the first pan will _"\live rhe consideration for this
conveyance and will hold the right to receive such consideration lIS a trust fund to be
applied first for the purpose of paying the cost of improvement and will apply Ihe
same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose. The word "party" shall be construed as if it
read "panies" whenever the sense of this indenture so requires.
