of the County of Suffolk on 1/25/27 as Map #175, more particularly bounded and described as follows:
BEGINNING at a point on the northerly side of Meday Avenue 124.7 feet easterly from the corner formed by
the intersection of the said street line w~h the easterly side of Cox Neck Road:
RUNNING THENCE North 5 degrees 22 minutes 40 seconds East 215.04 feet to the lands formerly of
Hamilton and Duryee;
THENCE North 73 degrees 31 minutes 40 seconds East along said lands 104 feet,
THENCE South 5 degrees 44 minutes 10 seconds West 222.92 feet to the said side of Meday Avenue;
THENCE South 77 degrees 24 minutes 00 seconds Wast along the same 100 feet 10 the point or place of
BEGINNING.
'BEING AND INTENDED TO BE the same premises conveyed 10 the party of the first part by deed dated
5/16/96. recorded 6/17/96 in Liber 11nS page 669. The granlor herein being the same party as the grantee
and the premises same as described in deed recorded in Liber 11 ns page 556.
TOGETHER with all right, tiUe and interest. if any. of the party of the first part in and 10 any streets and roads
abutting the above described premises to the center Iinas thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unlo the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideretion for this conveyance and will hold the right 10 receive such consideration
as a trust fund 10 be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the Improvement before using any part of the Iotal of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
