Site Plans:
The Blue Duck Bakery SCTM#: 1000-63-3-12
Location: 56275 NYS 25 Road in Southold
Description: This new site plan is for the proposed conversion of an existing automotive
service building to a bakery where 400 sq. ft. is for retail, 1,680 sq. ft. is for storage and 1,080
sq. ft. is for food processing where 8 parking spaces are required and 6 are provided, on a
10,211.40 sq. ft. parcel in the Hamlet Business Zone located on the n/s/o New York State
Road 25, approximately 576’ east of Boisseau Avenue
Action: PB review revised site plan for changes.
Status: PB conditionally approved the site plan on 12/11/07 and site plan
build out is pending final site inspection.
Recommendations: PB review the revised site plan as submitted for comments.
Subdivisions:
Conservation Subdivision of Irene Vitti SCTM#1000-59-3-27
Location: The property is located on the n/s/o County Road 48, approximately 870 ft. w/o
Horton's Lane, in Southold.
Description: This proposal is for a clustered conservation subdivision of a 20.7572-acre
parcel into four (4) lots, where Lot 1 is 18.7513 acres, inclusive of a 1.956-acre building lot and
16.795 acres to be preserved through a Development Rights Sale to the County of Suffolk; Lot
2 equals 30,003 square feet; Lot 3 equals 30,000 square feet; and Lot 4 equals 25,956 square
feet in the A-C Zoning District.

Standard Subdivision of James Creek SCTM#1000-122-3-1.4
Location: The property is located on the west side of Main Road, approximately 280' south of
New Suffolk Avenue in Mattituck.
Description: Proposal is to subdivide a split-zoned parcel into five lots where Lot 1 equals
40,686 sq. ft.; Lot 2 equals 33,007 sq. ft.; Lot 3 equals 44,986 sq. ft; and Lot 4 equals 43,520
sq. ft. in the R-80 Zoning District. Lot 5 equals 77,747 sq. ft. and is located in the B Zoning
District. The clustered open space is equal to 5.59 acres or 60% of the upland area.
