TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

SCHEDULE "A" DESCRIPTION
ALL that certain plot, piece or parcel of land, situate, lying and being at
Mattituck, Town of South old, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the northwesterly side of a thirty foot right of way
where same is intersected by the northeasterly line of land conveyed to Robert
J. Munch and Isabel Munch, his wife, by deed recorded in Liber 5347 page 259,
said point being distant 100.00 feet northeasterly, as measured along the said
northwesterly side of the thirty foot right of way (on a course North 35 degrees
07 minutes 30 seconds East) from the northeasterly side of Westphalia Road;
and
RUNNING THENCE along said land of MUl'!ch, North 28 degrees 22 minutes 30
seconds West 150.53 feet to the mean high water line of Darby's Branch of
Mattituck Creek; :
THENCE easterly along said high water line, the following (8) courses and
distances:
1) North 35 degrees 51 minutes 08 seconds East, 6.91 feet;
2) North 59 degrees 43 minutes 13 seconds East, 25.87 feet;
3) North 40 degrees 33 minutes 00 seconds East, 22.97 feet; /
4) North 66 degrees 05 minutes 10 seconds East, 29.28 feet; /
5) North 50 degrees 32 minutes 10 seconds East, 20.42 feet; /

formerly of Fox;
THENCE along said land of Fox, South 8 degrees 22 minutes 30 seconds East
160.13 feet to the northwesterly line of an ~xtension of the aforesaid thirty foot
right of way;
THENCE along the northwesterly side of said right of way:
1) South 58 degrees 37 minutes 30 seconds West 30.0 feet: and
2) South 51 degrees 37 minutes 30 seconds West 100.00 feet to the point or
place of BEGINNING.
TOGETHER with a right of way in comm6n over thirty feet in width from said
Westphalia Road along land of Peluso as above described for a distance of 100
feet; ,
THENCE along the southeasterly boundary of premises herein described and
being thirty feet in width as its southeasterly end tapering to twenty feet in
width at 100 feet from southwesterly end and of a uniform width of twenty feet
for 160 feet to the easterly corner of the premises.
