WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby remise, release and quitclaim unto the party of the second
part, the heirs or Successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the near the Hamlet of Mattituck, in the Town of South old, County of
Suffolk and State of New York, described as follows:
Commencing at a point on the West side of Cox Neck Road a distant 450 feet Southerly as measured
along the East side of Cox Neck Road from the point of intersection of the South line of Bergen
A venue and the West side of Cox Neck Road; and running thence Southerly along the West side of
Cox Neck Road 100 feet to a point; thence Westerly on a line at right angles to the West side of Cox
Neck Road 150 feet to a point; thence Northerly on a line parallel to the West Side of Cox Neck Road
100 feet to a point at the Southerly line of a proposed road 50 feet; thence Easterly along the
Southerly line of said proposed road 150 feet to the point of Beginning,
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
