THIS INDENTURE, made April 19, 2002, among CHARLES HADJIOANNIDES, residing at
77-45 269th Street, New Hyde Park, New York, (hereinafter referred to as "Grantor"), and
GEORGE P. GEORGAKLIS and EV ANGELA GEORGAKLIS, his wife, each having an
address at 449 84th Street, Brooklyn, New York (collectively hereinafter referred to as

BARGAIN AND SALE DEED

BEING and intended to be the same premises known as 795 Westwood Lane,
Greenport, New York,
TOGETHER with the use of the beach area as described in deed made by H.J.S. Land &
Development Corp. and J.M.S. Land & Development Corp. to Eastern Shores, Inc. dated
March 17,1965 and recorded in the Suffolk County Clerk's office on March 18,1965 in
Liber 5716 at page 16 and together with access thereto from the premises herein
described over Sound Drive. Together with a right of way for ingress and egress to
Middle Road over the roads shown on the Map of Eastern Shores at Greenport,
Section II.
TOGETHER with all right, title and interest, if any, of Grantor in and to any
streets and roads abutting said premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantees, as tenants by
the entirety, and their heirs, executors, administrators, successors and assigns forever,
AND Grantors covenant that Grantors have not done or suffered anything whereby said
premises have been encumbered in any way whatever, except as set forth herein.
AND Grantors, in compliance with Section 13 of the Lien Law, covenant that they will
receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the cost of the improvement before using
any part of the total of the same for any other purpose.
IN WITNESS WHEREOF, Grantors have duly executed this deed on the date first above
written.
