W/TNESSETH, that the party of the first part, in consideration of'fen Dollars and No
Cents ($ 10.00), lawful money of the United States, paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or succesmrs and assigns of the party of
the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon

at Southold,'1'owlt of Southold, Suffolk County, New York, known and designated as Lot 27 on a
certain Map entitled "Map of West Creek Estates, property of Ernest G and Harold W. W ilberg,
situate at Southold, Suffolk County, New York," made by Otto W. Van 'fuyl from surveys
completed January 28, 1963 and filed in Suffolk County Clerk's Office on August l9, 1963 as map
no. 3848,
being and intended to be the same premises conveyed to the Grantor(s) by deed made by Thomas P.
Dougherty and recorded April 4, 1990 in Liber 1104(1 cp 001 and by deed from Abraham Bander
recorded September 9, 1991 in Liber 11329 cp 523.
TOGETHER wi0t all right, title and interest, if any, of the parry of the first part in and t[I
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the :tppuncnances and all the estate and rights of the parry of [he first
part in end [o said premises;
TO HAVEAND TO HOLD the premises herein granted unto the party ofthe secoltd part,
the heirs or successes and assigns of the party ofthe second part forever.

suffered anything whereby the said premises have been encmnbered in any way whatever, except as
aforesaid.
AND the party of the first part, in wmpliance with Section 13 of the Lien Lew, covenants
that the party of the firs[ part will receive the consideration for this conveyeitce and will hold the
right to receive such consideration es a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part ot'the total at'tlte same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
