WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying
and being in the
See Schedule flAil attached hereto and made a part hereof.
Being and intended to be the same premises conveyed to the party of the first part
by deed dated 2/28/69 and recorded in the Suffolk County Clerk's Office on 3/4/69
in Liber 6513 page 371.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND tbe party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
TIle word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires.

,-v ALL that certain plot, piece or parcel of vacant land, situate lying and being near the
Village of Greenport, Town of Southhold, County of Suffolk and State of New York,
Known and designated as Lots numbered 133 and 134 on a certain map entitled "Map of
Eastern shores at Greenport, Section 5", filed in the office of the clerk of the county of
Suffolk on December 3 I, 1968 as Map No. 5234.
The said lots numbered 133 and 134 being taken together are more particularly bounded
and described as follows:
BEGINNING at the comer formed by the intersection of the westerly side of Green Hill
Lane with the southerly side of South Drive; running thence from said point or place of
beginning, along the westerly side of Green Hill Lane, South 20 degrees 57 minutes 50
seconds East 170 feet to the division line betwe~n lots 132 and 134 on said map; running
thence along said division line and the division line between lots 132 and 133 on said
map, South 69 degrees 02 minutes 10 seconds West 200 feet to land as shown on the Map
of Eastern Shores, Section 2; running thence along said land North 20 degrees 57 minutes
50 seconds West 170 feet to the southerly side of South Drive; running thence along the
southerly side of South Drive, North 69 Degrees 02 minutes 10 seconds East 200 feet to
the point or place of BEGINNING.
TOGETHER WITH the use of the beach area as described in deed made by H.J.S. Land
& Development Corp. and J.M.S. Land & Development Corp. dated March 17, 1965 and
recorded March 18,1965 in Liber 5716 at page 16.
