REVOCABLE TRUST. under agreement dated November 18,2004. Dorothy J.

other valuable consideration paid by the party of the second part. does hereby grant
and release unto the party of the second part. the heirs or successors and assigns of
Ihe party of the second part forever. all of the party of the first part's interest in
ALL that certain plot. piece or parcel of land, with the buildings and improvemenls .
thereon erected. situate, lying and being near the Village of Greenport. Town of
Southold. County of Suffolk and State of New York. known and designated as Lol
No. 102 on a certain map entitled, "Map of Eastern Shores at Greenport, Section
III". filed in the Office of the Clerk of the Counly of Suffolk on September 27.
1965. as Map No. 4475 and more particularly bounded and described as follows:

BEGINNING at a poinl on the easterly side of Moores Lane North distant 300 feet
northerly from the corner formed by the intersection of the easterly side of Moores
Lane North and the northerly side of Homestead Way, said point and place of
beginning also being the division line belween Lot 102 and Lol 103 on the map
mentioned above where same intersects the easterly side of Moores Lane North:
running thence along the easterly side of Moores Lane North. North 20 degrees. 57
minutes 50 seconds West. 150.0 feet; thence along Lot 102 on said map mentioned
above. North 69 degrees 02 minutes 10 seconds East. 130.0 feet: thence along Lot
124 as shown on the map of Eastern Shores at Greenport. Section Five. Map No.
5234. South 20 degrees 57 minutes 50 seconds East. 150.0 feet: thence along Lot
103 on said map of Eastern Shores at Greenport. Section Three, Map No. 4475.
South 69 degrees 02 minUles 10 seconds West. 130.0 feet to the easterly side of
Moores Lane North and the point or place of beginning.
TOGETHER with the use of the beach area as described in deed made by H.J.S.
Land and Development Corp. and J.M.S. Land and Development Corp. to Eastern
Shores. Inc.. dated Mareh 17. 1965. and recorded March lB. 1965 in Liber 5716 at
page 16, and together with access thereto over Sound Drive. a private road 50 fcet
in width. from the westerly end of Soulh Drive as shown on "Map of Easlern Shores
at Greenport. Section III".
SUBJECT to Covenants and Restrietions of record.
BEING AND INTENDED TO BE the same premises conveyed to the Grantor by
Deed dated April 27. 1990 and recorded in the Suffolk County Clerk's Office on
April 30. 1990 in Liber 11058 page 49B, the Grantor being the same person
described as.the Grantee in said Deed.
Together with all right. title and interest, if any, of the party of the first'part in and
to any streets and roads abutting the above-described premises to Ihe center lines
thereof:

Together with the appurtenances and all the estate and rights of the party of the first
part in and to said premises;
To have and to hold the premises herein granted unto the pany of the second part,
the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenanta that the party of the first pan has not done
or suffered anything whereby the said premises have been encumbered in any way
whatever. except as aforesaid.
And the party of the first part. in compliance with Section 13 of the Lien Law.
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of improvement and will apply the
same first 10 the payment of the cost of the improvement before usinS any pan of
the total of the same for any other purpose. The word "pany" shall be construed as
if it read "parties" whenever the sense of this indenture so requires.
In Witness Whereof, the party of the first part has duly executed this Deed the day
