ALL that certain plot, piece or parcel of land, situate, lying and
being at Mattituck, in the Town of Southold, Suffolk County, New
York, and bounded and described as follows:
BEGINNING at a point on the westerly line of Grand Avenue, 306.0
feet southerly along s~id westerly line from a deflection point in
said line; and running along the northerly line of a 50 foot
private road, S. 71 degrees 47 minutes 00 seconds W. 125.0 feet;
thence along other land of the parties of the first part, 2 course,
as follows: (1) on a line at right angles to said northerly line of
said 50 foot p~ivate road, N. 18 degrees 13 minutes.-00 seconds.W.
150.0 feet; thence (2) on a line parallel with said northerly line
of said 50 foot private road, N. 71 degrees 47 minutes 00 seconds
E. - 144.14 feet to said westerly line of Grand Avenue; thence
along said westerly line of Grand Avenue, S. 10 degrees 56 minutes
40 seconds E. - 151.22 feet to the point of beginning.

BEGINNING at a concrete monument set on the northerly line of
Knollwood Lane at the southwesterly corner of land of the parties
of the second part, being 125.0 feet westerly along said northerly
line from the westerly line of Grand Avenue; and running along said
northerly line of Knollwood Lane, S. 71 degrees 47 minutes 00
seconds W. 75.0 feet; thence N. 18 degrees 13 minutes 00 seconds W.
150.0 feet to land of Brown; thence along said land of Brown, N. 71
degrees 47 minutes 00 seconds E. 75.0 feet to a concrete monument
and said land of the parties of the second part; thence along said
land of the parties of the second part, S. 18 degrees 13 minutes 00
seconds E. 150.0 feet to the point of beginning.
Together with a right of way over said 50 foot private road from
the southeasterly corner of the premises westerly and then
northerly and then again westerly about 1300 feet to the ordinary
high water mark of Mattituck Creek.
