paid by the party or'the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being nt Cutchogue, in the Town of Southold, County of Suffolk and State of New York, known and
designated ns Lot 16 as shown on n certain map entitled "Map of Eastwood Estates, Section Two", filed in the
Suffolk County Clerk' s Office on I I/30/1964 as Map No. 42 i 0, being more particularly bounded and described
as follows:
BEGINNING at a pipe set on the southerly side of Fleet's Neck Road, distant 159.16 feet northwest, as
measured along the southerly side of Fleet's Neck Road from the comer formed by the intersection of the
southerly side officer's Neck Road and the northwesterly side of Midwood Road, said point ofBeginnin8 also
being at the division line between Lot 16 and Lot 15 ns shown on said aforementioned map;
RUNNING THENCE along said division line south 39 degrees 43 minutes 30 seconds west, 150.00 feet to. ·
the division line between Lot 16 and Lot 19;
THENCE along said division line north 50 degrees 16 minutes 30 seconds west, 135.00 feet to a monument
and the division line between Lot 16 and Lot 17;
THENCE along said division line north 39 degrees 43 minutes 30 seconds east, 150.00 feet to a monument
set on the southerly side of Fleet's Neck Road;

BEING AND INTENDED TO BE the same premises as was conveyed to the party of the first part by Deed
dated I 1/29/2006 and recorded in the Office of the Clerk of the County of Suffolk on I/31/2007 in Liber

The within described real property is not encumbered by a credit linc mongngn.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party ofthe first pan in and to said
premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second pan, the heirs or
successors and assigns of the party of the second pan forever.
AND the party of the first pan covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except ns aforesaid.
AND the party of the first pan, in compliance with Section 13 ofthe Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as atrest fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
