THIS INDENTURE, made this 14"day of August, nineteen hundred and ninety-eight

party of the first part, and MA'JORIE A. SPERO & ALFRED J. SPIRO,
being married to each other, residing at
42 Paddington Road, Scarsdale, NY 10583,
as tenants in common as to an undivided one-fifth (115) interest;
MELISSA A. SPIRO, residing at
340 Glenwood Road, Cutchogue, NY 11935;
AMANDA J. SPIRO, residing at
5 Poliquin Drive, Nashua, NH 03062; and
JOHN E. SPIRO, residing at
602 Highland Trail, Chapel Hill, NC 27516
as joint tenants with right of survivorship as to an undivided four-fifths (415) interest, party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the
parry of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
at Fleet's Neck, at Cutchogue, in the Town of Southold, County of Suffolk and State of New York, being bounded and
described as follows:
BEGINNING at a monument on the northerly side of East Road at the southwesterly corner of the premises about to be
described which point is North 61 degrees 15 minutes East 194.20 feet from the corner formed by the intersection of the
easterly side of Fleet's Neck Road and the northerly side of East Road;
RUNNING THENCE from said point of beginning North 28 degrees 45 minutes West 199.62 feet to land now or formerly
of J. Christopher;
RUNNING THENCE along said last mentioned land and land now or formerly of A. Spiro North 61 degrees 15 feet East
171.78 feet to a monument;
RUNNING THENCE along land of A. Spiro North 32 degrees 14 minutes 10 seconds West 10._"t to a monument and
land now or formerly of B. Ahlers; "
RUNNING THENCE along land of B. Ahlers North 68 degrees 10 minutes 28.21 feeyto a point;
RUNNING THENCE along land now or formerly of Moebius Associates South 28 degrees 45 minutes East 207.06 feet
to a monument on the northerly side of East Road;
Dist. RUNNING THENCE along the northerly side of East Road South 61 degrees 15 minutes 199.13 feet to the point or place

110.00 BEING AND INTENDED TO BE the same premises described in the deed of the parties of the fust part herein by deed

011.002 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof, TOGETHER with the appurtenances, and also all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
