consideration, paid by the party of the second part, cdbes hereby grant and release unto the party of thc second

ALL that certain plot, piece or parcel of land, to be utilized for the widening of Queen Street, Greenport,
Town of Southold, County of Suffolk and State of New York, more particularly described as follows:
COMMENCING at the point of BEGINNING; said point being distant North 50 degrees 52 minutes 10
seconds East 186.91 from an iron pipe marking the northeaslerly comer of land of Susan El lsworth; from said
point of beginning running thence Noah 50 degrees 52 minutes l0 seconds East, a distance of 19.23 feet along
the southerly side of CR 48; thence South I I degrees 17 minutes l0 seconds East, a distance of 690.92 feet;
thence South 08 degrees 17 minutes 20 seconds East. a distance of 60.00 feet; thence South 81 degrees 42
minutes 40 seconds West, a distance of 17.00 feet; thence Noah 08 degrees 17 minutes 20 seconds West, a
distance of 59.56 feet; thence North I I degrees 17 minutes 10 seconds West, a distance of 681.50 feet to the
point of BEGINNING.
BEING AND INTENDED TO BE pan of the same premises as conveyed to the party of the first part
by deed dated December 5, 1974 and recorded in thc Suffolk County Clerk's Office on January 6, 1975 in Liber
7777, page 150.
This conveyance is made in the regular course of business actually conducted by the party of the first
pan.
TOGETIIER with all right, title and interest, if any, of the part}, oftbe first pan in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party ofthe first pan in and to
said premises,
TO IIA rE AND TO HOLD the premises herein granted unto the party of the second pan, the heirs or
successors and assigns oftbe party ofthe second pan forever.
AND the party of the first pan, covenants that the party of the first part has not done or suffered anylhing
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the pan3.'
oflbe first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment ol'the cosl of the improvement before using any part of the total of Ihe same
