BEGINNING at a monument on the north side of Youngs Right of Way and at the

THENCE RUNNING westerly along Youngs Right of Way, north 84 degrees 55
minutes 20 seconds west, 122.00 feet to a monument;
RUNNING THENCE northerly along a Right of Way, north 03 degrees 26 minutes
00 seconds west, 201.22 feet to a point;
RUNNING THENCE south 85 degrees 03 minutes 00 seconds east, 135.10 feet
along property of Wick to a point;
RUNNING THENCE south 00 degrees 16 minutes 00 seconds west, a distance of
200.00 feet along the line of property of wick to a point or place of
BEGINNING.
Together with use of Right of Way through and over said private road to water on
north shore of Howard's Creek, a branch of Mattituck Creek.
BEING AND INTENDED TO BE the same premises as were conveyed to the
first part herein by deed dated December 27, 1996 and recorded in the
Suffolk County Clerk on December 30 I 1996 in Liber 11808 Page 198 I
being known as 505 Holbrook Lane, Mattituck, New York.

assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have
been encumbered in any way wh~tever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
