VARIANCE. By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce hardship because SEE REVERSE practical difficulties or unnecessary (b) The hardship created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and in the same use district because SEE REVERSE (c) The variance (does) (does not) observe the spirit of the Ordinance and (would) change the character of the district because (would not) SEE REVERSE and therefore, it was further determined that the requested variance ( ) be granted ( that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed. The findings of the Board are that the Board is in agreement with the reasoning of the applicant. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance will not change the character of the neighborhood, and will observe the spirit of the Ordinance. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sa~ HARDSHIP because the extension of the house is situated 23 feet from the side yard boundary of the applicant's lot and practical difficulties or u~meeessary HARDSHIP will result if an area variance is not granted to allow the continued construction of the extensiona~ its location 23 feet. from the side-yard boundary. ~ 2. The hardship created is UNIQUE and is not shared by all prope~ies alike in the immediate vicinity of this property and in this use district because a) The UNIQUE position of thehouse on this lot, unlike the majority of other properties in the ~mmediate vicinity, makes!the construction of an extension at any location other than that proposed a hardship which is UNIQUE to this property. b) Unlike the vast majority of the properties in the J-c~ediate vicinity, the location of the house on this lot dictates the construction of the extension in an easterly direction to gain a southern exposure without depriviRg the existing house its southern exposure. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE-THE CHARACTER OF THE DISTRICT because the extension will hear out the simple rustic design of this particular private residence and the extension will compliment the natural and woody character of the surrounding area within Brown's Hills, hence the construction of the extension WOULD NOT CHANGE THE C~ARACTER OF THE DISTRICT and would ohserve the spirit of the Ordinance in respect to a "A" Residential and Agricultural District.
