BARGAIN AND SALE DEED
(with coyenaat against gnator's acts)

party oflhe lirst part, and Robert T. Girards
residing at 641 DaCosta Avenue, Oceanside, NY 11572
party of the second part,
WlTNESSETII, that the party oflbe first part, in consideration ofTen Dollars ($10) and other
valuable consideration paid by the party of the second part, docs hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plol, piece or paRicl of land, with the buildings and improvements thereon
erected, siluale, lying and being in the Town of Southold, County of Suffolk and Stale of New
York, as more particularly descn'bed on Schedule "A" attached herelo and mlde a part hereof.
TOGETHER with all right, title"and interest, if any, of the party of the first part in and 10 any
streets and roads abutting the above described premises 10 the center lines thereof;
TOGETHER with the appurtcoanccs aDd all the e&tale and rights of the party of the first part in
and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part foreyer.
AND the party of the lirst part COVllIIlIIIts that the party of the Iirst part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants thai
the party of the first part will receive the consideration for this conveyance and will hold the
right 10 receive such consideration as a trust fund 10 be applied first for the purpose of paying the
cost of the improvement and will apply the same first 10 the payment of the cost of the
improvement before using any part of the lolal of the same for any other purpose. The word
''party'' shall be construed as ifit read "parties" whcncvcr the sense of this indenture so requires.
