WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release unto the party oflhe second part. the heirs or successors and assigns of
the party of the second part forever,

County, New York, surveyed November 25, 1952 by Otto W. Van Tuy1 & Son,
licensed surveyors, in Greenport, New York, owned and developed by
Peter Blank and Son, East Williston, Long Island, New York," and filed
in the Office of the Clerk of Suffolk County on March 18, 1953 as Map
No. 2038.
Being and intended to be Lot No. 57 on said Map of Marion Manor
conveyed to Manor Grove Corp. by deed dated October 15, 1965 and
recorded October 18, 1965 in Liber 5842 cpo 509.
subject to a purchase money mortgage in the amount of $48,100.00 which
mortgage was executed and delivered by the party of the second part to
the party of the first part as security for a portion of the purchase
pri ce and which sa'id mortgage is intended to be recorded simultaneously
herewith.
TOGETHER with all right, title and interest, ifany, of the party of the first part of, in and to any streets"nd roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO I-IA VE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not Jone or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first parl, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpuse.
The word "party" shall be construed as if it read "panies" whenever the sense of this indenture so requires.
