WITNESSETH, that the party of th~ first part, in consideration of two hundred fifty seven

paid by the party of the second parti does hereby grant and release unto. the party of the second part, the heirs
or successors and assigns of the P<lrty of the second part forever,

ALL that certain plot, piece or parbel of land, with the buildings and improvements thereon erected, situate,
lying and being illtihex at East Marion, Town of Southold, County of Suffolk
and State of New York, known and designated as Lot No. 53 as shown
on a certain map entitled "Map of Marion Manor", and filed in the
Suffolk County Clerks Office on Match 18, 1953 as Map No. 2038 and
being more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Gillette Drive distant
375.00 feet southerly from the extreme southerly end of an arc con~
necting the easterly side of Gillette Drive with the southerly side
of Manor Road;
RUNNING THENCE North 64 tlegrees 51 minutes 10 seconds East 139.16 ft.;
THENCE South 26 degrees 36 minutes 30 seconds East, 100.03 Ft.;
THENCE South 65 degrees 51 minutes 10 seconds West, 141.71 ft. to the
easterly side of Gillette Drive;
THENCE North 25 degrees 08 minutes 50 seconds West, along the east-
erly side of Gillette Drive, 100 ft. to the point or place of
BEGINNING.
Being and intended to be the same premises conveyed to Manzi Homes,
Inc., by deed dated August 9, 2001, recorded September 7, 2001 in
Liber 12140 cp 346 made by Manor Grove Corp.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the. sense of this indenture so
requires.
