WITNESSETH, that whereas letters testamentary were issued to the party of the first part by the Surrogate's
Court, Suffolk County, New York, on August 4, 1994 and by virtue
of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates, Powers
and Trusts Law, and in consideration of

release unto the party of the second part, the distributees or successors and assigns of the party of the second part

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying

of New York, bounded and described as follows:
BEGINNING at a point on the southeasterly line of Southern Cross Road at the intersection of
the southeasterly line with the southwesterly line of a private road known as "Pine Wood Raod",
said point being 294.99 feet northeasterly along said southeasterly line from the intersection with
the northeasterly line of Holden Avenue from said point of beginning running along said
southwesterly line of "Pine Wood Road", South 31 degrees 42 minutes 50 seconds East 134.00
feet to a concrete monument and land now or formerly of Wm. H. Van Bart:
THENCE along said land now or formerly of Wm. H. Van Bart, South 65 degrees 22 minutes 40
seconds West 150.00 feet to a concrete monument;
THENCE along land now or formerly of Geo. H. Fleet on a line at right angles to said
southeasterly line of Southern Cross Road, North 32 degrees 18 minutes 00 seconds West
113.96 feet to southeasterly side of Southern Cross Road;
THENCE along said southeasterly side of Southern Cross Road North 57 degrees 42 minutes 00
seconds East 150.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed by deed recorded in Liber
10938 pag 339.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all
the estate therein, which the party of the first part has or has power to conveyor dispose of, whether individually, or
by virtue of said will or otherwise: TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the !lrst part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
