Subject, however, to the following restrictions: That only one house or bungalow shall be
erected or maintained on said lot, and any such house or bungalow erected or maintained
shall cost not less than $2000.00 and shall be at least 35 feet back from the front boundary
line of the lot, including the porch or piazza;
That no outbuildings shall be erected other than the usual garage, and said garage shall be
in connection with or joined to the house or bungalow, or so erected that it shall be at least 90
feet back from the front boundary line of the lot;
That the premises shall be used for dwelling purposes only, and nothing which shall be a
nuisance, unwholesome or offensive to the neighborhood shall be permitted on said lot;
That no fowl or pigs shall be kept on said premises.
BEING AND INTENDED TO BE the same premises conveyed to the grantors herein by deW
dated September 30, 1999 and recorded in the Office of the Clerk of the County of Suffolk on March

BEGINNING at a point on the easterly side of West Creek Avenue distant 296.90 feet northerly as measured
along the easterly side of West Creek Avenue from the comer formed by the intersection of the easterly side of
West Creek A venue and the northerly line of Lone Pine Road;
RUNNING 11IENCE NOrth 01 degrees 49 minutes 20 seconds East along the easterly side of West Creek
Avenue 75.38 feet to land now or formerly of Susan E. Egan and Sally A. McGuire;
11IENCE North 86 degrees 03 minutes 40 seconds East along the last mentioned land 171.15 feet to Lot 34 on
Map of Eastwood Estates Section Two;
11IENCE South 03 degrees 56 minutes 20 seconds East along the last mentioned land 75.00 feet to land now or

appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first pan covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section n of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
