WHEREAS the party of the first part is a friend of the party
of the second part and is also the Grantor, Trustee
and a beneficiary of the Trust which is the party of the third

WHEREAS the party of the first part desires to continue to
retain for the term of her life the premises hereinafter described
and also desires to convey the remainder interest thereof to the
party of the second part, if the second part, survives the party of
the first part, .and if the party of the second part does not
survive the party of the first part„ then the remainder is conveyed
to the party of the third part. However, such conyeyance of the remainder
is revocable at any time by the party of the first part.

lying and being in & Fleets Neck, Town of Southhold, County of Suffolk and
State of New York, known as the map of property of RAVATONE REALTY
CORPORATION at Fleets Neck, Cutchogue, Suffolk County, New York,
bounded and described as follows:
BEGINNING at a point, which said point is North 570 45' East, three
hundred and twenty-five (3251 ) feet from the Easterly side of
Pequash Avenue and on the northerly side of a proposed road, named
Stoutenburg Road; running thence North 320 15 ' West along the
westerly side of a further proposed road, named Hamilton Road, a
distance of one hundred and fifty (1501 ) feet; running thence south
570 45' west, a distance of seventy five (751 ) feet; running thence
south 320 15 ' East, a distance of one hundred and fifty (1501 )
feet, to the northerly side of Stoutenburg Road; running thence
north 570 45 ' East along said Stoutenburg Road, a distance of
seventy-five (751 ) feet to the point or place of beginning.
TOGETHER with a right-of-way over the proposed road, which said
proposed road is more fully described as follows: - BEGINNING at a
point on the westerly side of Betts Street, which said point is
North 140 15 ' West, a distance of fifty (50' ) feet from a concrete
monument set as a bound on the Westerly side of Betts Street on the
southeast corner of the property formerly owned by the Ravatone
Realty Corp. and running thence south 661 30' West, along the
southerly side of a proposed road, a distance of one hundred and
fifty-nine and fifteen one-hundreds (159 . 151 ) feet, and continuing
along the southerly side of a said proposed road south 570 45'
West, a distance of five hundred and fifty-nine and three tenths
(559 . 31 ) feet, to the Easterly side of Pequash Avenue, thence along
said Easterly side of Pequash Avenue, * north 320 15' West, a
distance of thirty-seven (371 ) feet, thence North 570 45' East,
along the Northerly side of said proposed road, a distance of five
hundred and sixty-two (5621 ) feet; thence continuing along the
Northerly side of said proposed road North 660 30' East, a distance
of one hundred and sixty-eight (1681 ) feet, to the Westerly side of
Betts Street; running thence along the westerly side of Betts
