THIS IS A LEGALLY BINDING INSTRUMENT. IF NOT FULLY UNDERSTOOD, WE RECOMMEND
ALL PARTIES TO THE INSTRUMENT CONSULT AN ATTORNEY BEFORE SIGNING.
THIS INDENTURE, made theptay of July, two thousand and one,
between DORIS KETCHAM, residing at 8 Walnut Lane, Cold Spring Harbor, New York,
party of the first part, and

party of the second part:
WITNESSETH, that the party of the first part, in consideration of one dollar and other good and
valuable consideration, lawful money of the United States, paid by the party of the second part, does hereby
grant and release umo the party of the second part, his heirs and assigns forever, all that certain plot, piece or
parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of
Southold, at Cutchogue, County of Suffolk, State of New York, known and designated as Lot Number Twenty-
Five (25) on a certain map entitled, "Map of Fairway Farms", and filed in the office of the Suffolk County
Clerk on February 15, 1974, as Map No. 6066, further described in Schedule "A" annexed hereto and made a
parr hereof,
Together with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
Together with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the parry of the second parr, his heirs
and assigns forever. And the party of the first part covenants that he has not done or suffered anything
whereby the said premises have been encumbered in any way whatever.
BEING and intended to be the same premises as conveyed to the party of the first part by deed D.
07/11/80; R. 07/20/80 in L. 8855 cp 278 made by Fairway Farms Inc. a domestic corporation.

IN WITNESS WHEREOF: the party of the first part has hereunto set his hand and seal the day and

covenants that the party of the first part will receive the consideration for this convey-
ance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situated, lying and being at Cutchogue in the Town of Southold, Suffolk County and
State of New York being known and designated as Lot 25 on a certain filed map entitled "Map of
Fairway Farms" as filed in the Office ofthe Clerk of Suffolk County on February 15,1974 as
filed map number 6066 being more particularly bounded and described as follows:
BEGINNING at a point on the Westerly side of Cases Lane Extension at the intersection of the
division line between Lots 25 and 26 with the Westerly side of Cases Lane Extension as shown
on the above mentioned filed map; said point also being 130.00 feet Southerly from the extreme
Southerly end ofa curve that connects the Southerly side of Wood Way with the Westerly side of
Cases Lane Extension as measured along the Westerly side of Cases Lane Extension;
RUNNING THENCE from said point of beginning along the Westerly side of Cases Lane
Extension South 01021' 40" West .155.00 feet to Lot 24;
RUNNING THENCE along Lot 24 North 880 38' 20" West 262.46 feet to an iron pin and Lot
21;
RUNNING THENCE along Lots 21 and 20 North 000 47' 50" East 155.01 feet to a concrete
monument and Lot 26;
RUNNING THENCE along Lot 26 South 880 38' 20" East 263.98 feet to a concrete monument
and the Westerly side of Cases Lane Extension and the point and place of BEGINNING.
