WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and the Slate of New
York, bounded and described as follows:
BEGINNING at an interior point at a stake set in the southwesterly comer of the premises herein
described where the same is intersected by the northwesterly comer of the premises now or
formerly of J. Cross, said point or place of beginning being also the following two courses and
distances from a concrete monument set on the northerly side of Main Road (Route 25) which
said monument marks the intersection of lands now or formerly of Begin ski and lands now or
formerly of J. Cross; "
I) north 24 degree:! 00 minutes 30 seconds west, 142.07 feet; and
2) north 26 dc8Pr.!!ll ~~AmUfPs ~~ seconds west, 198.05 feet to the true point or place of

RUNNING THENCE north 26 degrees 25 minutes 50 seconds west along land now or formerly
of Beginski, 180.07 feet to a stake;
THENCE along land now or formerly of J. Cross, the following five courses and distances:
I) north 63 degrees 34 minutes 10 seconds east, 345.43 feet to a stake;
2) south 31 degrees 17 minutes 10 seconds east, 134:31 feet io astake;
3) south 20 degrees 51 minutes 20 seconds ~t, 112.36 feet to a stake;
4) south 2 degrees 17 minutes 30 seconds west, 61.99 feet to a stake; and
5) south'84 degrees 22.minutes 10 seconds west, 337.82 feet to a stake and the point or place of

..BEING AND INTENDED to be the same premises as conveyed to party of the first part by Deed
dated 6/2106 and recorded in the Suffolk County Clerk's office on 6/22/06 in Liber 12456 at Page

TOGElHER with all right, title and interest, ifany, of the party of the fIrSt part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been CllC\lll\bered in any way whatever, except as aforesaid.
AND the party of the flfStpart, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other PUl]lOse.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
