WITNESSETH, that the party of the first part, in consideration of TEN dollars, lawful money of the
United States, paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York being more
particularly bounded and described as follows:
BEGINNING at a point on that course of the southwesterly line of Ole Jule Lane which runs North
57 degrees 58 minutes 50 seconds West 50.0 feet northwesterly along said course from the initial point of
said course being the northwesterly corner of land heretofore conveyed by Julius Zebroski to William J.
Baxter now land now or formerly of Hughes by deed dated February 13, 1952 and the northeasterly corner
of the premises herein described, from said point of beginning;
RUNNING THENCE from said point or place of beginning along land now or formerly of Hughes,
South 38 degrees 34 minutes 10 seconds West 218.60 feet to a point which is 10 feet southwesterly from the
northeasterly edge of a proposed dredged channel;
THENCE along said dredged canal the following tie line courses and distances: North 41 degrees
01 minutes 40 seconds West 120.38 feet to land now or formerly of Weinreb;
RUNNING THENCE along said last mentioned land of North 53 degrees 49 minutes 00 seconds
East 209.74 feet to said southwesterly side of Ole Jule Lane;
THENCE along said southwesterly line of Ole Jule Lane, two (2) courses as follows:
1. South 32 degrees 58 minutes 50 seconds East 30.0 feet;
2. South 57 degrees 58 minutes 50 seconds East 35.0 feet to the point or place of BEGINNING.
BEING and intended to be the same premises conveyed to party of the first part by deed dated
June 2, 1971 and recorded in the Suffolk County Clerk's Office in Liber 6952 cp 282 made by Anthony
Scoponich and Sylvia Scoponich, his wife - and - by deed dated September 12, 1985 and recorded in The
Suffolk County Clerk's Office on Oc~ober 2, 1985 in Liber 9885 cp 333 made by Patricia Kimmins.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
