WITNESSETH, that the party of the first part, in consideration of ten dollars paidtytheQ
part, does hereby remise, release and quitclaim unto the party of the second part, the, heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingNUMN at Nassau Point or Little Hog Neck, Town of Southold,
Suffolk County, New York, and known and designated as lots numbered
358 on Map entitled "Map of Section D, Nassau Point Club Properties,
Inc. , situate on Nassau Point, Suffolk County, New York" , surveyed
by Otto W. Van Tuyl, D.E. & S. , of Greenport, New York, March 24th,
1926 and filed in the Suffolk County Clerk' s Office, New York, on
May 7 , 1926 as Map Number 806 .
SUBJECT to any state of facts that an accurate survey might show.
SUBJECT to covenants, restrictions, easements , and agreements of
record, if any.
Said premises are more particularly bounded and described according
to said map as follows :
BEGINNING at a point on the easterly side of Vanston Road where the
division line between lots 357 and 358 as shown on said map intersects
the easterly side of Vanston Road: running thence along said division
line South 84 degrees 16 minutes 30 seconds East 309 . 32 feet; running
thence South 5 degrees 49 minutes 00 East 82. 0 feet; running
thence South 89 degrees 31 minutes 00 �cuuiuls West 299 . 0 feet to
the easterly side of Vanston Road; running thence along the easterly
side of Vanston Road North 8 degrees 27 minutes 40 seconds West 116 . 22
feet to the point or place of BEGINNING.
This transfer hereby extinguishes the life estate held by the party of
the first part in liber 11078 at page 294 .
BEING AND INTENDED TO BE the same premises described in a certain deed
dated May 21 , 1990 and recorded in the Office of the Suffolk County
Clerk on May 21 , 1990 in liber 11078 of deeds at page 294 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
