Minnigan, as Executor under the last will and testament of John L. Kirchner, late residing at 1740 Vanston Raad, Cutchogue, New York 11935, who died on January 12, 2004, party of the first part, and Angelo J. Mangia, residing at 36 Coolidge Avenue, Glen Head. New York 11545, party of the second pert, WITNESSETH, that the party of the first part, to whom letters testamentary were Issued try the Surrogate's Court, Suffolk County, New York on February 9, 2004, File No. 2110-P-2004, and try virtue of the power and authority given in and by said last will and testament, and/or by Article 11 Of the Estates, Powers and Trusts Law, and in considerefiorl of $850,000.00 dollars, lawful money of the United States, paid by the party of the second part, does hereby grant and release unto the party of the second pert, the distrllxrtees or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, situate, yring and being in the Town of SouMhdd, County of Suffolk and State of New York, known and designated as Lola 7 and B on a certain mop entitled, "Revised Subdivision Property of Alonzo Jersey, being Plot 282, Nassau Point Club Properties, Inc. at Peconic°, and filed in the Office of the Clerk of the County Of Suffolk on Apol 28, 1930 as Map No. 763, said k>is being bounded and descrlbed as fellows: Mock BEGINNING at a point on the Northwesterly side of Old Cove Road, where the same is 03.00 intersected by the Southwestery end Of the curve connecting the Southwesterly side of rot Haywaters Road with the Northwesterly side of Okl Cove Road; '009.000 RUNNING THENCE Southwesterly abng the Northwesterly side of Old Cove Road on two curves bearing to the left, having the following two courses and tle lines: 1) South 37 degrees 03 minutes 50 seconds West 69.13 feet; ~ 2) South 36 degrees 02 minutes 20 seconds West 94.08 feet to the division line between Lots 6 and 7 on the above mentbned map; THENCE abng said dNisbn line, North 82 degrees 30 minutes 40 seconds West 237.90 feet to the division line between Lots 7 and 9; THENCE along said division line and abng the division line between Lots 8 and 9, North 40 degrees 45 minutes 20 seconds East 213.81 feet to the Southwesterly side of Haywaters Road; THENCE along the Southwestery side of Haywaters Road on two curves, bearing to the left, having the following two courses and tie lines: 1) Souttl 47 degrees 54 minutes 50 seconds East 107.68 feet; 2) South 62 degrees 05 minutes 40 seconds East 84.88 feet to the Northwesterly end of the curve connecting the Southwesterly side of Haywaters Road with the Northwesterly side of Old Cove Roed; ~ THENCE Southeasterly, Southerly and Southwesterly abng sold curve bearng to the rght, having a fie line and distance of South 11 degrees 4B minutes 40 seconds East 37.49 feet to the Narthwestery side of Old Cove Road, at the point or place of BEGINNING. Said premises being known as 1740 Vanston Road, Cubhogue, New York, also known as Section 111.00, Block 03.00, Lot 009.000 on the Suffolk County Land and Tax Map. Being the same premises conveyed to the decedent by deed dated September 22, 1999 recorded October 28, 1999 in the Suffolk County Clerk's Offbe'in Deed Libor 11997 page 085.
