ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York, known
and designated as Lot 15 on a certain map entitled, "Revised Subdivision at Peconic, N.Y." made
and complete April 21, 1930 by Otto Van Tuyl, Professional Engineer and Land Surveyor, filed in
the Otlice of the County Clerk, Suffolk County, April 28,1930 as Map #763, which map superseded
Subdivision made May 9,1923 and filed in said County Clerk's Oflicc in Map #640, which said lot
is moro pazticulazly bounded and described as follows:
BEGINMNG at a monument in the southeasterly side of West Cove Road (tortncrly Northwest
Loop) where same is intersected by the division line betwcen Lols 14 and 15 on said map which
point of beginning is distant 257.07 Ceet from a monument in southwesterly line ofHaywatcrs Road
as measured slang two courses from said monument in Haywatcrs Road:
1. South 51 degrees 07 minutes 40 seconds West for a distance of 135.13 fat to a monument in the
southeasterly side of Wcst Cove Road where same is intersected by the division line betwcen Lots
13 and 14 on said map; and
2. Continuing generally along the southeasterly side of Wesl Cove Road and bearing South 66
degrees 36 minutes 30 seconds West for a distance of 121.94 feet to the monument in the
southcastcrly side of Wcst Cove Road, being the point of beginning;
RUNNIlVG THENCE South G3 degrees 14 minutes 50 seconds East, along the division lint between
said Lats 14 and 15, a distance of 2G2.00 feet to a monument in the northwesterly line of Lot 12 on
