WITNESSETH, that the party of the first part, in consideration of ten dollars and other
valuable consideration paid by the party of the second part, does heroby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
ALL that certain plot, piece or parcel of land, with the Buildings and improvements
thereon, erected, situate, lying and being at Nassau Point. Town of Southold, Suft'olk
County and State of New York and known and designated as Lot No. 406 on map
entitled, "Map of Section d Nassau Point Club 1'ropcriies, Inc., situate on Nassau Point,
Suffolk County, •New York", surveyed by Otto W. Vantuyl, C.G. and surveyor
Greenpoint, New~Yorlt, March 24, 1926 and filed in the Office of the Clerk of Suffolk
County on May 7, 1926 as Map No. 806, which lot is more particularly bounded and
described as follows:
BEGINNING at a monument set in the Easterly side of [iaywatcrs Road where the
/ division line between Lot No. 407 and Lot No. 406 intersects the Easterly side of
Haywaters Road as shown on the above mentioned map;
RUNNING THENCE South 87 degrees 14 minutes 30 seconds East along said last
mentioned division line 282.08 feet to a monument and the division line betwtxn Lot No.
397 and Lot No. 406 as shown on the above mentioned map ;

TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thtxwf;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises heroin granted
unto tbe party of the second part, the heirs or successors and assigns of the party of the
sewnd part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, incompliance with Section 13 of the Lien Law, covenants
that the party of the first pail will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the t:ost of the improvement and will apply the same first to tbe
payment of the cost of the improvement before using any part of the total of same for any
other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so rcquires.
