paid by the party ofthe second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying

"Map of Section D, Nassau Point Club Prop. Inc., situate at Nassau Point, Southold, Suffolk
County, New York surveyed April 17, 1961 by Otto W. Van Tuyl & Son, Land Surveyors,
Greenport, New York" and filed in the Office of the Clerk of the County of Suffolk on May
7, 1926 as Map #806, being more fully described as follows: BEGINNING at a monument
set on the easterly side of Old Cove Road, said monument being at the intersection of Lots
#354 and 355; RUNNING THENCE northerly along Old Cove Road, North 34 degrees 17
minutes East, a distance of 113.13 feet to Lot #353; THENCE easterly along the southerly
side of Lot #353, South 55 degrees 04 minutes East, a distance of 217 feet to a pipe;
THENCE southerly along the westerly side of Lots #372 and 371, South 17 degrees 26
minutes West, a distance of91 feet to a concrete monument; THENCE westerly along the
northerly side of Lot #355, North 61 degrees 15 minutes West, a distance of244.50 feet to a
monument set in Old Cove Road, and the place cfBEGINNING. BEING AND
INTENDED TO BE the same premises conveyed to the grantor herein bydeed dated
5/14/01, recorded 6/7/01 in Liber 12122 page 655.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, thehei!s or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
frrst to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party ofthe first part has duly executed this deed the day and year first above
written.
