TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abulling the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that'the party of the first part has not done or suffered anything
wheroby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for 1he purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of
Southold, County of Suffolk and State of New York, known and designated as Lot
337 on a certain map entitled, "Map of Nassau Point Club Properties, Inc., Section
'0''', and filed in the Office of the Clerk of the County of Suffolk on May 7, 1926, as
Map Number 806, being more particularly bounded and described according to said
map as follows:
BEGINNING at a point on the southwesterly side of Wunneweta Road at the
extreme southeasterly end of a curve, said curve forming the intersection of the
southeasterly side of Old Cove Road with said southwesterly side of Wunneweta
Road;
RUNNING THENCE along the southwesterly side of Wunneweta Road along the
arc of a curve bearing to the left having a radius of 3068.82 a distance of 225.05
feet (actual) (250.00 feet map) (224.99 feet deed) to the division line between Lots
337 and 338 on said map;
THENCE South 58 degrees 44 minutes 00 seconds west along said division line a
distance of 124.0 feet to the division line between Lots 336 and 337 on said map;
THENCE North 31 degrees 16 minutes 00 seconds west a distance of 234.0 feet to
the point on the southeasterly side of Old Cove Road;
THENCE northeasterly along the southeasterly side of Vauston Road along the arc
of a curve bearing to the right having a radius of 341.21 feet a distance of 84.19 feet
to the extreme southwesterly end of the curve first above mentioned;
THENCE southeasterly along the curve first above mentioned bearing to the right
having a radius of 20.00 feet a distance of 29.30 feet to the southwesterly side of
