THIS INDENTURE. made January 2, 2004, amons Christine Hunt and Christopher Babcock,
each having an address at S700 Vanston Road, Cutchogue, New York 119JS (collectively hereinafter
refem:d to IS "Grantorsj, and Christine Hmrt, having an address at S700 Vamton Road, Cutchogue, New
Yark 119JS ("Granteej.
WITNESSETH, that Grantors, in consideration ofTen Dollars and other valuable
consideration, the receipt and sufficiency of which is hereby acknowledged, do hereby release and quitclaim
unto Grantee and the heirs, executors, administrators, legal representatives, successors and assigns of
Grantee forever,
ALL that certain plot, piece or parcel of land, with the buildinss and improvements thereon erected,
situate:, lying and being in Cutchogue, the County of Suffolk and the State: of New York being more
particularly described in Exhibit A attached hereto and made a part hereof,
TOGETHER with all right, title and interest, ifany, ofOrantors in and to any streets and roads
abutting the above described premises to the cente:r lines thereof,
TOGETHER with appurtenances and all the estate: and rights of Grantors in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Gtantcc and the heirs,
executors, administrators, legal repmcntatives, suc:cessors and assigns of Grantee forever.
Grantors are the owner of said premises. Said premises is not located in au agricultural district.
This deed is given without covenant, representation or warranty by Gtantors, whether express
or implied, and without recourse against Grantors in auy possible event
Grantor, in compliance with Section 13 oftbe Lien Law, coveDlDtS that Grantors will receive
the consideration for this conveyance and will hold the right to receive such consideration IS a trust fund to
be applied first for the purpose of paying the cost of the improvement before using any part of the total of the
same for any other purpose.
