WITNESSETH, that the patty of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second pm, does hereby grant and release unto the party of/he second part, the heirs or
successors and assigns of the party of the second pm forever,
ALL that certain plot, piece or pa!cel ofland, with the buildings and improvements thereon erected, situate,lying
and being in the at Nassau Point or Little Hog Neck, in the Town of Southold,
State of New York, and known and designated as Lot No. 326-A on map
entitled, "Amended Map A of Nassau Point, owned by Nassau Point Club
Properties, Inc., situated in Town of Southold, Long Island, N.Y.",
surveyed June 28, 1922, by Otto W. Van Tuyl, C.E. & Surveyor,
Greenport, N.Y., and filed in the office the County Clerk of Suffelk
County, N.Y. on August 16, 1922, File and Map No. 156, bounded and
described as follows:
BEGINNING at a point on the southwesterl~ side of Meadow Beach Lane
(a private street) where the same is intersected by the division line
between Lots 325 and 326A on said map;
BEGINNING THENCE South 19 degrees 53 minutes 30 seconds West along
said division line 85 feet;
THENCE North 70 degrees 06 minutes 30 seconds West along the
northerly side of Lot No. 326 on said map, 157 feet to the easterly
side of Sunset Road, (a private street);
THENCE along a curve bearing to the right the chord of which bears
North 19 degrees 53 minutes 30 seconds East and along the easterly
side of Sunset Road, 155 feet mere or less;
THENCE along an irregular curve bearing to the right, connecting
the easterly side of Sunset Road with the southwesterly side of
\eadow Beach Lane, 46 feet more or less to the southwesterly side
f Meadow Beach Lane;
THENCE along a curve bearing to the left the chord of which bears
outh 36 degrees 52 minutes 10 seconds East and along the southwesterly
ide of Meadow BEach Lane, 139.28 feet more or less to the point or
lace of BEGINNING.i
TOGETHER with all right, title and interest of the party of the first
part, of, in and to the land lying in the street in front of and
adjoining said premises.
Premises herein described are and are intended to be the same as
those described in deed recorded in Liber 10353 page 209.~
The Grantors are the same persons as the Grantees in deed recorded
in Liber 10353 page 209.~
Said premises being known as and by the street number 3980 Vans ton
Road, a/k/a 285 Meadow Beach Road, Cutchogue, N.Y.

TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
firsllo the payment oflhe cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
