WITNESSETH, that the patty oflbe first part, in consideration often dollars and other valuable
consideration paid by the patty of the second part, does hereby grant and release unto the patty of the
second part, the heirs or successon and assigns of the patty of the second pan forever,
ALL that certain lot, piece or parcel ofland, being and situate in the state of New York,
County of Suffolk, Town of South old at Mattituck being known and designated as lot no.
134 and the northerly part of 154 in Block No. lion the map entitled "Map of Captain
Kidd Estates at Mattituck Inlet" which map was filed on Janwuy 19, 1949 in the office of
the County Clerk of Suffolk County as map file number 1672, abs. 1697 and which lot
and part of a lot when taken together are more particularly bounded and described so
follows;

THENCE northerly and easterly along the arc, of a curve bearing to the right which curve
connects the easterly side of lena Road and the southerly side of Central Drive, a
distance of 46.50 feet;
THENCE South 86 degrees 00 minutes 30 seconds East along the southerly side of
Central Drive 135.77 feet, to the point or place of BEGINNlNG.
Said Premises is known as by 600 lena Road, Mattituck, New York. Said premises being
the same premises conveyed to the party of first part by deed dated October 10, 2003
recorded October 28, 2003 in Liber 12280 CP 476 in the Office of the Suffolk, Town of
Southold, New York.
TOGETHER with all right, title and interest, ifany, of the patty of the first pan in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the eslate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the patty of the second part, the heirs or successors and
assigns of the party of the second pan forever.
AND the party oflhe first pan covenants that the patty of the first pari hos not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the patty of the first pan, in compliance with Section 13 of the Lien Law, covenants that the party of
the firs' pan will receive lhe consideration for this conveyance and will hold the righlto receive such
consideration os a bUst fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same Iirstto the payment of the cost ofth. improvement before using any pan of the tOlaI of
the same for any other purpose.
The word "patty" shall be construed os if it read "panies" whenever the sense of this indenture so requires.
