party of the first part and JAMES ST A VRINOS residing at 845 Central Drive, Mattituck, NY
11953, party of the second part,
WITNESSETH. that the party of the first part, in consideration of Ten and 00/100 ($10,00)
Dollars paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party ofthe second part forever.

Dist. BEGINNING at a point on the northerly side of Captain Kidd Drive distant 75 feet westerly
1000 from the extreme westerly end of a curve connecting the westerly side of Zena Road and the
northerly side of Captain Kidd Drive;
RUNNING THENCE South 77 degrees 26 minutes West along the northerly side of Captain
Kidd Drive, 100 feet;
THENCE North 12 degrees 34 minutes West 120 feet;
THENCE North 77 degrees 26 minutes East 100 feet;
THENCE South 12 degrees 34 minutes East 120 feet to the northerly side of Captain Kidd
Drive at the point or place of BEGINNING.
Said premises known as 1700 Captain Kidd Drive, Mattituck, NY 11953
Being and intended to be the same premises as conveyed to the party of the first part
by deed dated January 25, 1977 and recorded on February 8, 1977 in the office ofthe
Suffolk County Clerk in Deed Liber 8188 Page 145.
TOGETHER with all right, title and interest, if any, of the party of the first part in
and to any streets and roads abutting the above described premises to the center lines
thereof; TOGETHER with the appurtenances and all the estate and rights of the party'

granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
