2. The hardship creoted is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district becouse the variance sought is for
limited use of existing buildings on this 1.8 (zoning) aCEe parcel.
the use being similar to an agricultural use of existing buildings.
other than the one parcel adjoining on the west. there are no similar
properties or uses in the immediate A District vicinity. In view of
residential subdivisions on east. west and north. no zone change is
feasible or desirable.
3, The Vorionce would observe the spirit of the Ordinonce and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the parcels surrounding this 72.000
square foot parcel are a new residential subdivision east: a residential
subdivision on the north: similar buildings. similarly used on the
immediate west: 600' east is M-l zoned Orient Point Inn and LILCO
substation: west and south is the State Park entrance: across Route 25
is the business-industrial Orient-by-the-Sea Marina with docking. boat
ramp. restaurant and night club: USDA boat basin and parking. one
residence: and the Rew London ferry: all zoned B-1. No additional
buildings or expansions are involved: no additional occupants are
involved: no additional traffic or parking will be generated: no
water or sewer problems are generated: no nuisances are involved.
There will be no change whatever in the present buildings or in the
character of the area. Similar uses by individual fishermen in the
area are the buildings directly west of the subject. and others
