1. STRICT APPLICATION OF THE ORDINANCE would produce proctical difficulties or unneces-
sary HARDSHIP because applicants are putting the property on the market
for sale. Since the residence is on the north end and the south end
is even more desirable for a residence, applicants are requesting a
division so that there may be two residences and access from Peconic
Bay Boulevard.' .
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediote
vicinity of this property and in this use district because many of the properties have
two houses and, where there is one house, it is generally on the
Bay side of the lot rather than on the Boulevard side.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because this is an area of narrow lots with more
than one residence. The property to the east, which is even narrower,
has two houses. The accompanying tax map also shows other locations.

Dear Mr. Hinderman:
We met on August 14, 1978 for the purpose of
discussing the purchase by Mrs. Ludivoica Romanelli from
Doris Carpenter of her premises located at 3140 Peconic
Bay Boulevard, Mattituck.
Mrs. Carpenter's property had been the subject
of a Board of Appeals decision (copy enclosed) permitting
a subdivision of the property.
Mrs. Romanelli has now purchased the premises
but will probably not make use of the subdivision by con-
structing a new home for another year or so. In the mean-
time, so that my file might be complete, I would appreciate
a simple letter indicating that the Board of Appeals ap-
proval permitting subdivision is without any time limita-
tion and that said subdivision may take place at any time
in the future.
Your cooperation in this regard would be appre-
ciated.
