Road, Southold, as the time and place for the next regular Planning Board Meeting.
Hearings Held Over From Previous Meetings:
Jacoby Family Limited Partnership - This proposal is for a conservation
subdivision of a 10.454-acre parcel into two lots where Lot 1 equals 46,571 sq. ft.
and Lot 2 equals 408,796 sq. ft., inclusive of a 46,049 sq. ft. building envelope and
362,747 sq. ft. of land to be preserved through the Sale of Development Rights to
the County of Suffolk. The property is located at the terminus of Kirkup Lane, s/o
Sound Avenue, in Mattituck. SCTM#1000-125-1-5.1
Charnews, Daniel & Stephanie - This proposal is for a standard subdivision of a
23.4004-acre parcel into two lots where Lot 1 equals 3 acres and Lot 2 equals
20.4004 acres.The property is located on the w/s/o Youngs Avenue and the e/s/o
Horton Lane, approximately 375' south of CR 48, in Southold. SCTM#1000-63-1-25

Cleaves Point Manor - This proposal is to subdivide a 4.04-acre parcel into four (4)
lots where Lot 1 equals 44,004 sq. ft., Lot 2 equals 44,004 sq. ft., Lot 3 equals
44,004 sq. ft. and Lot 4 equals 44,004 sq. ft. in the R-40 Zoning District.

The property is located on the w/s/o Shipyard Lane, approximately 173' s/o Gus

Preliminary Extensions:
Tall Pines at Paradise Point - This proposal is for a standard subdivision of a
19.825-acre parcel into six lots where Lot 1 equals 40,571 sq. ft., Lot 2 equals
40,436 sq. ft., Lot 3 equals 40,337 sq. ft., Lot 4 equals 40,070 sq. ft., Lot 5 equals
40,070 sq. ft. and Lot 6 equals 15.2 acres of subdivision Open Space that will be
perpetually preserved through an Open Space Conservation Easement. The
property is located on the w/s/o Paradise Point Road, approximately 1,207' s/o North
Bayview Road, Southold, in the A-C Zoning District. SCTM#1000-81-2-5
Sketch Extensions:
Adipietro, Robert - This proposed standard subdivision is to subdivide a 2.038-
acre parcel into three lots, where Lot 1 equals 20,229 sq. ft., Lot 2 equals 29,817 sq.
ft. and Lot 3 equals 29,291 sq. ft., in the HB Zoning District. The property is located
on the e/s/o Peconic Lane, approximately 333 ft. s/o County Road 48, in Peconic,
SCTM#1000-74-3-16.
Estate of Antone Grigonis - This proposal is for an 80/60 clustered conservation
subdivision on 21.5978 acres of land (SCTM#1000-55-1-5.1 and 1000-55-2-8.5)
into six (6) lots, where Lot 1 equals 45,384 sq. ft., Lot 2 equals 38,521 sq. ft., Lot 3
equals 40,738 sq. ft., Lot 4 equals 42,606 sq. ft., Lot 5 equals 7.31 acres and is
proposed to be preserved through Sale of Development Rights to Suffolk County,
and Lot 6 equals 10.14 acres and is proposed to be preserved through a Sale of
Development Rights to Suffolk County. The properties are located on the west and
east sides of Young’s Avenue, south of Old North Road in Southold.
SITE PLANS
Final Determinations:
Laurel Creek Nursery - This site plan is for the construction of four greenhouses,
two 14' x 100' hoop house type over wintering houses, and two 25' x 100' hoop
house type greenhouses. The site contains an existing wholesale agricultural
container operation with three 14' x 120' hoop house type over wintering houses
totaling 5,040 sq. ft. and several other buildings. The existing buildings cover 10,800
sq. ft., and the new greenhouses add 7,800 sq. ft. for a total of 18,600 sq. ft. of lot
coverage on 12 acres in the A-C Zone(s) located on the south side of SR 25,
approximately 50 ft. west of Franklinville Rd., in Laurel, SCTM#1000-125-3-2.3.

Natural Images Nursery - This site plan is for the construction of a 20' x 124'
greenhouse on a 3.8 acre parcel in the R-80 Zone located approximately 650' east of
Carroll Avenue on the north side of County Road 48, known as 34800 County Road
48, in Peconic, SCTM#1000-75-1-1.1.
Rutkoski, Robert - This site plan is for the proposed construction of a 6,000 sq. ft.
new agricultural farm machine storage building on a 4.8-acre parcel in the A-C Zone
located approximately 356' west of the intersection of County Road 48 and Wickham
Avenue, on the north side of County Road 48, in Mattituck, SCTM# 1000-108-1-2.
SGDP. LLC (Mezynieski) - This site plan is for the construction of a new 7,200 sq.
ft. 60'x120' storage building for agricultural use on a 31.6 acre parcel in the R-80
Zone located approximately 883' east of the intersection of Old Main Road and Main
Road on the north side of Main Road in Orient, SCTM#1000-19-2-10.1.
North Fork Hardware - This site plan is for the proposed new construction of 3,694
sq. ft. of first floor retail, 3,000 sq. ft. of basement storage, 392 sq. ft. of accessory
office, and 2,000 sq. ft. of attic storage with 27 parking spaces provided on a 20,002
sq. ft. parcel. The property is located approximately 769' w/o Boisseau Avenue, on
the n/s/o NYS Road 25, known as 54795 Main Road, in Southold, SCTM#1000-62-
