seconds East 255.11 feet to a concrete monument and land now or formerly of MaUituck Holding Co. Inc.;
THENCE along said lands, South 01 degrees 57 minutes 20 seconds East, 139.19 feet to a
monument and land now or formerly of Joseph Leo Grande;
THENCE along said lands the following two (2) courses and distances:
1. North 84 degrees 53 minutes 40 seconds West 198.46 feet to a monument;
2. North 01 degrees 51 minutes 50 seconds West, 72.64 feet to the point or place of BEGINNING.
TOGETHER with and subject to a right of way as set forth in Liber 2955 page 346. (Affects 10
feet along the southerly record line.)
BEING and intended to be the same premises conveyed to party of the first part by deed dated
August 17, 1998 and recorded September 3,1998 in Liber 11915 page 304 of the Suffolk County Clerk's
Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
