BEGINNING at a point located at the northwest corner
of a parcel of land conveyed to William Boscola Jr. (the
"William Boscola Parcel") by deed from Mattituck Bolding Co. ,
Inc. dated February 17, 1971 and recorded in the Suffolk
County Clerk's Office on March 11, 1971 in Liber 6898 at Page
92 (the "William Boscola Deed");
and from said point of beginning, thence North
640 25' 00" Zast a distance of 219.80 feet;
Thence, South 460 II' 48" East a distance of 29.97
feet;
Thence, South 110 50 I 00" West a distance of 100 feet
to the northeast corner of the William Boscola Parcel;
Thence along the northerly line of the William
Boscola Parcel, the following two courses and distances;
(1) South 810 45 I 00" West a distance of 51.49 f_t;
and
(2) North 780 10' 00" West a distance of 151.64 feet
to the point or place of beginning.
Together with a right-of-way for all ordinary
puxposes of ingres8 and egress over the property described in
the William Boscola Deed as constituting a right-of-way for
