ALL that certain plot, piece or parcel of land, together with the buildings and improvements
thereon erected, situate, lying and being at Mattituck in the ToWII of Southold, County of
Suffolk, State of New York. more particularly described on
ATfACHED SCHEDULE A
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances, and also all the estate and rights of the party of the
first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns. of the party of the
second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby
covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the.improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF. the party of the first part has duly executed this deed the day

PARCEL P-2
ALL that certain plot, piece or parcel of land
situate, lying and being at Mattituck, Town of Southold,
Suffolk County, New York being more particularly described as
follows:
BEGINNING at a point located at the northwest corner
of a parcel of land conveyed to William Boscola Jr. (the
"William Boscola Parcel") by deed from Mattituck Bolding Co.,
Inc. dated February 17 I 1971 .and recorded in the Suffolk
County Clerk's Office on March 11, 1971 in Liber 6898 at Page
92 (the "William Boscola Oeed") ;
and from said point of beginning, thence North
640 25' 00" East a distance of 219.80 feet;
.
Thence, South 460 11' 48." East a distance of 29.97
feet;
'l'hence, South 110 50 I 00" West a distance of 100 feet
to the northeast corner of the William Boscola Parcel;
Thence along the northerly line of the William
Boscola Parcel, the following two courses and distances;
(1) South 810 45 I 00" West a distance of 51 :49 feet;
and
(2) North 780 10' 00" West a distance of 151.64 feet
to the point or place of beginning.
Together with a right-of-way for all ordinary
purposes of ingress and egress over the property described in
the William B05cola Deed as constituting a right-of-way for
the benefit of the William Boscola Parcel.
