good and valuable consideration paid by the party of the second part does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, wtth the buildings and Improvements thereon erected, situate,
lying and being at Mattituck, in the Town of Southold, County of Suffolk and State of New York, known as Lot
Nos. twenty-three (23), twenty-four (24), twenty-five (25) and twenty-six (26) on map enlltled "Map of Shore
Acres, situate Malliluck, Town of 5outhold, Suffolk County, New York, surveyed December, 1913 by
RoswellS. Baylis, C.E., Huntington, L.I: which map was filed in the Office of the Clerk of the County of
Suffolk. New York on or about January 3, 1914 as No. forty-one which said lots when Iaken together so as to
form one parcel, are more particularly bounded and described according to said map as follows:
BEGINNING at a point on the _sterly side of North Drive distant 50.00 feet northerly from the exlr8me
northerly end of a curve which connects the northerly side of Bayvlew Avenue to the westerly side of North
Drive;
RUNNING THENCE north 83 degrees 51 minutes 15 seconds west 203.42 feet:
THENCE north 13 degrees 39 minutes 10 seconds east 201.72 feet;
THENCE south 83 degrees 51 minutes 15 seconds east 177.06 feet to the westerly side of North Drive;
THENCE south 06 degrees 08 minutes 45 seconds west along the westerly side of North Olive 200.00 feet to
the point or place of BEGINNING.
SAID PREMISES known as and by street number 305 North Drive, Mattlluck, NY, 11971.
BEING THE sAME PREMISES heretofore conveyed to the party of Ihe first part by Deed dated January 9,
2003 and recorded on February 4,2003 in the Suffolk County Clerk's office in Llber 000012233 cp 813.
TOGETHER with all right, title and interest, If any, of the party of the first part In and to any streets and roads
abutting the above described premises to the center lines thereot. TOGETHER with the appurtenances and all
the estate and rights of the party of the first part In and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any wey wh"lever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the light to receive such consideration
as e trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the Improvement before uBing any part of the total of the same for any other
purpose. The word "party" shall be construed as If it read "parties" when ever the sense of this indenture so
requires.
