consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns ofthe party of the second part forever,
ALL that certain plot. piece or parcel of land. with the buildings and improvements thereon

York. known as numbers 27 and 28 on a map entitled, MMap of Shore Acres. situate
Mauituck. Town of Southold, Suffolk County. New York, surveyed December, 1913 by
Roswell S. Baylis, C.E. Huntington, Long Island" which map was filed in the Office of the
Clerk of the County of Suffolk on or about January 3, 1914 as No. 41. bounded and described
as follows:
BEGINNING at a point on the westerly side of North Drive distant 523.19 feet northerly from
the arc of a curve connecting the: northerly side of Bayview Avenue and the westerly side of
North Drive:;
RUNNING THENCE 83 degrees 51 minutes IS seconds west 177.06 feet;

THENCE south 83 degrees 51 minules 15 SL'COnds cast 163.88 feet to the westerly side of
North Drive:

BEGINNING.
ALSO a right of way over South Drive, Bay View Avenue and North Drive, as laid out on a
said map. to be used in common with present and future owners of land shown on said map.
ALSO a right of passageway and access to the waters of Maltituck Bay at the easterly
extremity of Bay View A venue to be used in common with present and future owners of lands
on said map.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first pan by
deed from Gerald Crepezzi, dated 11/26/99, and recorded 10/30/00, in the Office of the
Suffolk County Clerk in Liber 12081, Page 321.
TOGETHER with all right, title and interest. if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the eenter lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants thatlhe party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any wuy whatever, except as
aforesaid.
A1'JD the party of the first part. in compliance with Section 13 of the Lien Law, covenants that
the party of Ihe first part will receive the consideration for this conveyance and will hold the
right to receive such consider<ltion as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so
requires.
