WITNESSETH, that the party of the first part, in consideration of TEN and 00/100 ($10.00) dollars and other
good and valuable consideration paid by the party of the second pari, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon .erected, situate,
lying and being in the Town of Southold, County of Suffolk and Slale of New York, known as numbers 27 and
28 on a map entitled, "Map of Shore Acres, situate Mattituck, Town of Southold, Suffolk County, New York,
surveyed December, 1913 by Roswell S. Baylis, C.E. Huntington, Long Island" which map was filed in the
Office of the Clerk of the County of Suffolk on or about January 3, 1914 as No. 41, bounded and described as
follows:
BEGINNING at a point on the westerly side of North Drive distant 523.19 feet northerly from the arc of a curve
connecting the northerly side of Bayview Avenue and the westerly side of North Drive;
RUNNING THENCE 83 degrees 51 minutes 15 seconds west 177.06 feet;
THENCE north 13 degrees 39 minutes 10 seconds east 100.86 feet;
THENCE south 83 degrees 51 minutes 15 seconds east 163.88 feet to the westerly side of North Drive;
THENCE south 6 degrees 08 minutes 45 seconds west 100 feet to the point or place of BEGINNING.
ALSO a right of way over South Drive, Bay View Avenue and'North Drive, as laid out' on a said map, to be
used in common with present and future owners of land shown on said map.
ALSO a right of passageway and access to the waters of Mattituck Bay at the easterly extremity of Bay View
Avenue to be used in common with present and future owners of lands on said map.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from
Kathleen Crepezzi, dated 11/19/04, and recorded 1/8/04 in the Office of the Suffolk County Clerk in Liber
000012359, Page 399.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second pint, the heirs or successors and assignS of the party of
the second part forever.
AND the party of the first part covenants that the party of the f.rst part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with SecUon 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideraUon
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
