ALBERT CUADRA AND TRACEY D, ARNELL, as tenants in common, residing at 265 East 86m Street,
Apt. 32C, New York, New York 10012, party ofthe second part.

WITNESSETH, that the party of the first part, in consideration of Ten and 00I10o--{S10.00)-Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that parcel of land designated as Lot No.9 on a certain realty Subdivision Map entitled, 'Map of Wolf
Pit Pond Estates at Maltituck, Town of Southold. Suffolk County, New York', and filed in the Office of the
Clerk of Suffolk County on 6/21190 under F~e No. 8963 being more particularly bounded and described as
follows:
BEGINNING at the southeast comer of Lot NO.8 as shown on said realty subdivision map entitled, "Map
of Wolf Pit Pond Estates', which point is the following two (2) courses and distances as measured along
the westerly line of Mill Lane from the southerly line of Mill Lane;
1. South 32 degrees 54 minutes 52 seconds East, 1199.69 feet;
2. South 32 degrees 26 minutes 02 seconds East. 850.31 feet; and
RUNNING THENCE from said point of beginning, South 32 degrees 26 minutes 02 seconds East, along
the westerly line of Mill Lane, 229.23 feet to the land now or formerly of Henry Nelkin;
THENCE South 57degrees 25 minutes 18 seconds West along the lands now or formerly of Henry Nelldn
and of land now or formerly of James E. Brookbank, 283.83 feet;
THENCE South 32 degrees 34 minutes 43 seconds, East still along the land now or formerly of James E.
Brookbank 302.17 feet to a point in westerly line of Old Middle Road;
THENCE South 35 degrees 59 minutes 38 seconds West along the southerly line of Old Middle Road
46.46 feet to Lot No. 13 as shown on said realty subdivision map entitled, 'Map of Wolf Pit Pond Estates'
THENCE westerly along said Lot No. 13 the following three (3) courses and distances:
1. North 65 degrees 05 minutes 22 seconds West. 295.00 feet;
2. On a curve to the left with a radius of 170.00 feet for a distance of 236.53 feet East, this curve being
tangent to the proceeding course;
3. North 54 degrees 48 minutes 31 seconds West, 268.28 feet to Lot No.8
THENCE North 58 degrees 28 minutes 15 seconds East along said Lot No.8, 795.51 feet to the point or
place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
512194, recorded 5111/94 in Liber 11676 page 416.
TOGETHER with all right. tiUe and interest, if any. of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such .
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word 'party. shall be construed as if it read "parties. whenever the
sense of this indenture so requires.
