WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament and in consideration ofTEN (SIO.OO)
dollars, paid by the party of the second part, does hereby grant and release unto the party of the second part,
the heirs or succcssors and assigns of the party of the second part forever,
ALL THAT certain plot, pieee or parcel ofland, with the buildings and improvements thereon erected,
situate, lying and being in the Town of South old. at Mattituck, Suffolk County and State of New York,
bounded and described as follows:
BEGINNING at a point on the westerly side of Wcstview Drive where the division Jine between the premises
herein described and the land Ibrmerly of J. Waters, now or formerly of Rosicki adjoining on the north
intersects the said westerly side ofWcstview Drive and which point is distant northerly 381./4 feet as
measured along the westerly side of Wcstview Drive from a point therein when: the northerly sidc of Brower
Road, if extended westerly across Westview Drive would intersect the said westerly side ofWestvlew Drive;
RUNNING THENCE along the said westerly side of Westview Drive, South II degrees 17 minU\eli 20
seconds East 100 feet to a monument and the land formerly of A. C. Rowit; now or formerly of Blairon;
THENCE along said last mentioned land and through a monument South 78 degrees 42 minutes 40 seconds
West 162 feet to the ordinary high WIler mark of Mattituck Creek;
THENCE along said high-water mark and measured on a tie Jine bearing North 11 degrees 17 minutes 20
seconds West 100 feet to the land formerly of J. Matera and now or fonnerlyof Rosicki;
THENCE along said land of Matera, North 78 degrees 42 minutes 40 seconds East 162 fcetlo the westerly
side ofWcstview Drive at the point or place of BEGINNING.
TOGETHER WITH all the right, title and interest of the parties of the first part in and to that portion of
Westview Drive adjacent 10 said premises to the center line thereof.

BEING AND INTENDED TO BE tbe salDe premueI conveyed to JOHN F. HURLEY, JR. and
GLORIA WYNNE HURLEY, now both deceased, by deed dated September 11,1965 recorded in the
Office 01 the Clerk 01 the County 01 Suffolk on September 28. 1965 in Liber 5829 at page 359.
TOGETHER with all right, litle and interest, if any, ofthe party of the rust pan in and to any slrccls and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of the decedent's death in said
premises, and also the estate therein, which the party of the fIrSt part has or has power to convl.'Y or dispose
of, whether individual, or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second pari, the heirs or
suceeSSOlS and assigns of the party of the: second pan forever.
AND the party of the first part covenants that the party of the fIrSt part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law. covenants that the party of
the first pan will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the: payment ofthc: cost of the improvement before using any part of the total of
the samc for any other purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires.
