WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the part of the
second part, the heirs or successors and assigns of the party ofthe second part forever.
ALL that certain plot, piece or parcel of land with the buildings and improvements thereon, erected,
situate, lying and being at Mattituck, in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the easterly side of Westview Drive, 225.0 feet northerly from the corner
formed by the intersection of the easterly side of Westview Drive and the northerly side of Brower Road;
RUNNING THENCE along the easterly side of West view Drive, North II degrees 17 minutes 20 seconds
West a distance of 75.00 feet; RUNNING THENCE North 71 degrees 42 minutes 40 seconds East 135.0
feet land of Duhnowsky; RUNNING THENCE along said land of Duhnowski South II degrees 17
minutes 20 seconds East a distance of75.0 feet to land of Hansen; RUNNING THENCE along said land
of Hansen South 71 degrees 42 minutes 40 seconds West a distance ofl35.0 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated 4/15/87 and recorded 5/12/87 in Deed Book 10316, page 223.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof: TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HA VB AND TQ HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns ofthe party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
